"The stay was horrible. Please don’t stay at this hotel . I had seen good reviews and had booked but my experience was really bad! 1) location is bad . I couldn’t even find it as it’s behind shops . The road to the stay is narrow and not even cab drivers were able to find it. 2)) service is horrible. the hotel staff was not looking at guest but busy with fire crackers. It took 45mins for staff to give basic towels in my 2 rooms , that too at 10pm after I had checked in at 12pm. 3) there was cockroaches every where, inside room and inside bathrooms. The buckets in bathroom was stinking . I couldn’t use the towels as the fibre was coming on my skin 4) I had paid for breakfast while Online booking but until 9.00am nothing was available. With my parents , we had to go to a nearby restaurant and had to pay extra for auto and breakfast when I asked the staff , their answer was that it will take 30mins . 5) hospitality is at its worst here . Only thing there were worried about was money . The staff wasn’t courteous at all . They all were busy with phone . Asking anything to them was falling on deaf ears. I had to wait for almost 45mins to get ac working in my room , that too at 10pm in the night . Funny thing is the staff didn’t have remotes for ac and so we were at the mercy of the temperature son the ac if it was set to 22degc, you would Be lucky . If it was 26degc, then might as well manage with fan. It looks Like the good reviews were all Paid .when u reach the reception, it seems like from a hotel were police raids consistently happens. What else can I say other than staying in fab Maruthi residency Hyderabad was one of the worst stays I ever had in my life."

"Rooms are very old and require full fledged maintenance and renovation. Toilet seats are not good. Drainage of water in bathrooms is worst. Hot Water geysers are not functioning. Some beds are not fit to be included in executive rooms. Service is poor. The boy at counter seems good but service and maintenance is very poor. Only 2 water bottles provided for 6 guests having booking for 2 nights. Geyser is not maintained even when complaint was raised about electric shocks in taps. These people don't understand that it's not about stay it's about the hospitality and experience. Worst experience with family. FabHotel guys speak too sweet on call while we are booking. But, I suggest they should have random inspections and take strict actions with hotels that don't comply with standards. Location is the only one good thing about this hotel. 2 minutes walk from lakdikapul metro station. Overall keep it as last option. Try hard for good hotels and then come to this one when you don't have option left."

"Rooms are good. Good enough space for a couple or 2 person.there were few ants and small cockroaches in the room. But got them cleaned later.. staff amazing and helpful.. allows early check-in and late check-out with decent charges..can connect with the hotel directly for the charges. Wifi was working, tv was working with all channels, lift working too. There's a restaurant attached too named rayalseema ruchulu.. best for food.. location is near road, and connectivity is amazing.."

"Room was very dirty. I found bathroom very dirty. Mosquitoes was everywhere i called reception person and requested mosquitoes spray he didn't provide me. Room service was very poor. I operated ac on the temperature of 16 still i was feeling humidity in the room. Overall my experience was very bad in this royal residency hotel . Hotel person also over charged me for 1 ltr water bottle. He charged 30 for one ltr bottle on the other hand all outside shopkeeper were charging 15 rupees. Dont book this hotel.im regretting why i booked this hotel."

"Most third class hotel i have ever visit. Don't stay in this hotel with family. They enter in our room without our permission in our absence. While shifting room their service boy stole our shoes. When we not found the same in our room we asked the manager of this hotel to see the CCTV camera but they denied and started to giving various excuse on different time. They are all engaged in this business. Never kept any valuable things in the room of this hotel in your absence."

"I booked this hotel using Fab hotel website by checking the reviews in the google. After reaching the hotel, one of the person who is checking out from this hotel told me to look at the rooms before confirming the hotel room and he showed some room pictures also. When I checked the hotel rooms they are really really bad with no proper cleaning and even they don’t have the split AC in the rooms. They have window AC and there also the cement is completely came out. There is only one Split AC which is also not working at all. The worst thing is the Hotel name that they have mentioned in the website is Maruthi Residency. But when I reached there it is having the Name as Maruthi convention hall which confused me and after few minutes some people told me that it is the same hotel. The photos that are there in the google website is morphed and those are not real at all. I immediately cancelled my booking first and later complained to Fab hotel team and they helped to book another hotel. At least I got good support from Fab hotels customer care people. I won’t recommend this hotel at all in Hyderabad for Families."

"Worst experience ever. Worst experience staying in this hotel. We were promised an extra "bed" we specifically paid extra for the bed and then they refused saying we put only mattresses. We were travelling with a child and my grandfather. Had to upgrade to a family room at just double the price at the last moment. In the morning there was no hot water, tried calling the reception and room service but no response from them. I'd suggest you to literally take any cheap lodge as compared to the worst service of this hotel. Disrespectful and rude service literally harassed my parents. Regret wasting so much money on this hotel. Disappointed and angry to say the least."

"Location was perfect and at prime location. Staffs were very helpful and polite, they cleaned the room every day when you permit them to do. They have their own restaurant also and its good. The best thing I experienced that is the early check-in, they allow early check-in according to the room availablity. thet might charge nominal amount. Which is very much affordable."

"Rooms were okay. But we booked complementary breakfast thinking it's made inhouse. But on inspection we found that they are buying cheap food from outside. We ordered poori they bought us dosa. Dosa was inedible due to high salt and extremely bad taste. Also only one lift was working and it didn't have sensor. Lift automatically closes , and lift open switch doesn't work. We almost got crushed multiple times"

"I booked this hotel based on its glowing reviews, but I quickly realized they were far from accurate. My experience was deeply disappointing, and I feel compelled to warn others. 1. Fake Reviews: The most shocking part of my stay was when we were checking out the staff attempted to write a positive review from my phone without my permission. This made me realize the good reviews are likely fabricated, which is incredibly dishonest. 2. Poor Location: The hotel is extremely difficult to find, hidden away with little to no signage. I spent a lot of time trying to locate it, which was frustrating after a long journey. 3. Lack of Basic Amenities: Despite being a basic necessity, the hotel did not provide bottled water, leaving us to find a store late at night. 4. Dirty and Smelly Bathrooms: The bathrooms were in terrible condition—dirty, smelly, and clearly not cleaned properly. It was unhygienic and uncomfortable. 5. Misleading Room Pictures: The bed size shown in the pictures is very misleading. In reality, the bed was much smaller and not suitable for a comfortable night's sleep. In summary, this hotel is not worth your time or money. The deceptive reviews, poor location, lack of basic amenities, dirty facilities, and misleading room descriptions make for a thoroughly disappointing experience. I strongly advise looking elsewhere."

"The experience at this hotel was horrific.. It was all a shame. The place was very unhygienic. Flushes don't work properly, so be ready to use buckets for flushing. You will Ants in room and bed so get some snacks to feed themselves if your ant lover. No air conditioner working. Had to change 4 rooms and live one night without AC. Hotel owner is quite rude if you bring your problems to him... so stay chill.. No room service. Go and fetch water yourself. If you want a dharamshala feel this is the place go for it !!!!"
